Hanger space - non payment tenants.

Just to get advise/comments on pilots renting space in your hanger for their aircraft / microlights,
and just not bother to pay the agreed monthly payments, this person just ignore sms reminders, make
short payments as and when it suits him, I've send him a final 7 day notice for payment, but even this
get ignored. His outstanding moneys for the last 4 months becomes a substantial amount.
What will be my rights? I've tread him to remove the aircraft / microlights out of the hanger and park it outside.
Any hanger owners with the same problems?
Name and shame these guys before they move into a new hanger?
Maybe get references before taking new tenants into your hanger?

Park his aerie outside. Change the lock on the door. Take a photo of his aerie outside the hangar and sms to him. Simple.

Do you have a lease agreement?

I like the idea of parking his aerie outside but be careful if you do not have a lease agreement as it could bite you in the ass.

Push it out of the hanger and just leave it. Change the lock and deny that you ever touched his plane to protect yourself. Deny Deny Deny!

Amazing how people always have airtime, smokes and booze, living it up but think you must be a good hangar flying buddy and absorb them ignoring you even 6 months after they've vacated.

Tell him to put his wife on the street corner to raise the arrears then drag his crap outside and replace the rented space with a caravan or boat.

Really is a sad story when this happens. but if it was me, I would take his battery or something to cover costs and then push his plane outside. And yes it can backfire, but let him feel the pain first and then try come after you. Bottom line is you owed the money and most courts and cops will take your side. Stuff him. :shock:

Same happened to me a few years back. Same scenario....no response or just empty promises.
Parked his aerie outside and the same day money was in my account. Two days later he was gone out of my hangar with all arrears paid up.

Send him a letter/sms that you intend pushing his aircraft out.
Give him a week.
Refer in the letter to all your previous remands and request,s
Then after a week push his aircraft out.
Ignore any threads ect from him, just do.
If he gets hardegat and go to court and or threatens or what ever, you will have a stronger case than him.

I agree, send him a letter, giving 7 days notice and if no payment after 7 days. Give him open parking outside.

why not do what most panelbeaters/garages do with vehicles left behind - sell it to defray expenses... :roll:

Legally there is a term called the "landlords Hypothec"

This allows you to take possession of assets in the leased premises and if not paid to dispose of them to recover monies due.
