Air Park for sale

I see one of the long established ML airfields in Midrand is up for sale. Any interest in getting a whole bunch of buggers together to secure this as an airfield.

Price is around the R4,5- 5bar mark, so would need significant numbers, but I assume "ownership" would entitle you to build your own hangar in your back yard so to speak.

There is flying school running from there and the 2 houses in garden setting are let.

Looking at the high volume low cost housing to the East and the surrounding neighbours how secure is it, wrt land invasion and noise related complaints

The residents have not had a problem in the past I am told. I don't know much about the place other than I would hate to see it go same way as another strip close to Harties which is now a workshop/commune. The runway just lies there taunting me.... :x :x :x :x and was ploughed up last week :cry: :cry: :cry: :cry: :cry: :cry: :cry: . I put in offer but seller got greedy and "sold" to low cost housing developer for slightly more than I offered. Developer went under and now seller/owner lets the workshop/commune to cover costs while he tries to get his cash or land back... Would hate for this to go same way.

Just chucking it out there. Most folks are always looking for hangar space etc. Here is opportunity to get 20-30 buggers together and secure a field without the EIA, neighbours etc. All the hard work is already done.....

They say price is "market related". i was hoping more in the 2 bar region, but 4 bar is too rich for me.

Yes, that is Aero57. Olievenhout bosh is you neighbour there. Currently most property in the area is being sold for between 1,5 and 2,5 mil. The owner is a bit pricey with his land. Don't think there will be many takers for that price.
It would have made a perfect Air Park as it is close to everything.

Is Aero 57 closing down ?, (**) This is quite a shock......., has Flo thrown in the towel, no more flight school! ( will be sad to see it go )... but agree with Piet, seller has his price WRONG. He would be lucky to get 2 bar for that land due to the low cost housing & other factors.

Flo is trying to get a couple guys together to buy it. Owner is relocating for medical reasons... I just responded to the advert in SA Flyer...

Get a few guys to commit to a ridiculous price, 2 Bar Take it or leave it and see what happens. If you get it, Then sell off plots to interested parties to make a small return for original investors. Will be sad to lose a field and be great to gain an airpark. (^^) (^^)

2.5 mill max plus half a mill for hangars. 10 shareholders, rent out houses- first option to shareholders then to new 'club members'. Need 20 hangar mates @ R550.00 ea to break even.

How many trikes are hangered there at present?

I spoke to Hans from Microland two weeks ago. When I was hangered there a few years ago, there was a waiting list for hanger space. Now it appears that there are quite a few empty hangers.
M point is: Is there enough of a damand to erect new hangers at present?

This is a flight school and there are no hangars. It is only the school hangar that can accomodate about 4 trikes. You might be thinking of the old Lasertronic which is now Ingwe that is just accross the road. We have 20 Hangars there with no empty space.
There is a definite shortage of hanagr space in this area. Ingwe lost half of it's hanagr space two years ago in a big storm. If you put up 20 hangars, I guarentee that they will be filled in about a week (^^)

I rekon there is huge opportunity here. Erect a couple wendy or steel type houses as well and folks can come out friday night, sleep over and not have the 3am bleary eyed drive, kids can quad, motor X, BMX, paintball, outdoor lifestyle. If I had not heavily invested at the Coves already we would be living here already.... The potential for an airpark is huge. Think beyond hangars. Think Lifestyle.

If that Mountain view (or something like that) then think R25 bar to start and around R625'000 per 1 ha stand x 40. Around R50 Bar to establish...

Its a great idea, but you'll have to demo the current hangar, and then build connected hangers like at Ingwe... that of course is if you want to fit the 20 hangars and the houses. The neighbours are no trouble, I get instruction there, but we avoid them to prevent any probs, friendly Flo has won them over. It is fenced with electricity, remote gate, but the OTHER neighbours have helped themselves in the past. It would indeed be a sad day if it goes to waste. :( :( :(
